It Takes More than Luck to Sell a Home...

OK...so you've carefully reviewed the "Quick-Sell" List, rallied the family together and have feverishly transformed your home into an immaculate showplace. Now what??

Buyers, in the end, act on impulse and emotion when making the final decision on which home to purchase. Listed below are some market-proven tips you should be aware of that could make all the difference whether your home will sell or not.

Before You Show Your Home
  • Check the temperature...Cool in summer, toasty warm in winter.
  • Fresh Cut Flowers help as well as abundant green plants, even if they must be rented. It's an important part of setting the stage.
  • Make an odor check...Remember the old wise real estate adage, "If you can smell it...you can't sell it!" Use a scented disinfectant, especially if someone smokes or pets live inside.
  • Turn on every light in the house! Just before leaving the house for a showing, turn on every light including closet and bathroom lights (especially those bright heat lamps in the bathroom). This makes the house seem bright and cheery.
  • A Kettle of cider, kept on the range with cinnamon sticks, is an easy way to give your home that "apple pie" smell without the hassle. All you have to do is warm it up before a showing.
It's Showtime!!!
  • Go... next door, for a walk, into meditation, whatever. Just don't hang around pointing out nifty little features. The Realtor will show the buyer what interests them.
  • Turn on the stereo. Tune in your best stereo to a soft "easy listening" station, and turn the volume down low. Most buyers will imagine themselves living in a peaceful, serene environment.
  • Turn off the television. It is very difficult for an agent to keep the attention of a prospect focused on your home when an interesting soap opera or special is on the tube competing for their attention.
  • Pets underfoot? Keep them out of the way, preferably out of the house.
  • Build a fire...if you have enough notice. This shouldn't be done when it's sunny & warm out.
  • Let the sun shine in! Open all window shades, drapes & curtains.
  • Remember the Golden Rule...Treat your prospective buyers the way you would like to be treated. Most feel they are imposing on you when looking at your home. It is natural for them to want to get out as soon as possible. Make them feel welcome, invite them to take their time looking and tell them you'll be leaving to run errands.
